There are several UDA (Urban Development Authority) regulations have to be considered while constructing buildings. It should be vary according to the area & the type of buildings.
Over hangs and other sun-shading devices for buildings
- The over hangs, canopies, wings or other sun-shading devices of a building shall be permitted to project up to 1.0m beyond the building line, provided that the roofing materials used are of the non-combustible type.
Rear space
- For the proper ventilation there should be 3m (10ft) space should be provided for rear side of the building. (should be 2.25m for 2 storey building)
Minimum width of buildings
- Every new house, shop building or other building shall have a minimum width of 6.0m measured between the centers of external walls.
Floor area of Buildings
- Ground Floor Area should be minimum 2/3 from construction area (land area) for residential buildings.
- Ground Floor area should be minimum 4/5 from construction area (land area) for commercial buildings
- Total floor area (sum of all floor area) should be minimum 3000 sq. ft for residential buildings.
- Floor area for room should be greater 90sqft except pantry, Kitchen, Storerooms, bathrooms, Garage, open veranda.
- Floor area for Kitchen should be greater 60sq.ft.
- Should be minimum one bed room with 120 sq.ft floor area in residential buildings.
- Should be minimum 1.5 Sq.m for bathrooms
Width of buildings
- Minimum width for bath room should be 0.9m.
- Minimum width should be 8ft in bed room
Height of Buildings
- General Height of the building should be 10 ft, but minimum height should be 7 ft from ground level.
- For bathrooms, balconies, terraces and garages not less than 2.2 m.
- For living rooms and bedrooms not less than 2.8 m
- For kitchens not less than 2.8 m
Doors & Windows
- Open window area should be 1/7 from floor area in rooms.(the window sashes open to be outside from building).
- Open window area can be minimize 1/15 from floor area, if the room have doors to be open outside the building).
- Open window area should be 1/10 from floor area in toilets & Garages.
- The Ventilation space should be 7 1/2ft for openbely windows & doors for outside from the building.
Water Supply & Sewerage
- No well-used for the supply of drinking water shall be located less than 15.0m from a septic tank.
- In areas where there no pipe borne water supply systems are installed, the minimum lot size should be 20 perches in extent.
- The bottom level of soakage pit, or septic tank should not be lower than the water table of such area.
Parking Space
- 8’X 16’ size area Should be minimum parking space for greater than 2000 sq.ft building.
